  • When purchasing a home, its easy to become lovestruck. Those buzzwords like exposed brick or wood burning fireplace can really get the blood flowing and as consumers, we can lose site of reality. There are lots of questions you should be asking yourself when youre in the market to buy a home and if you have the answers you can avert disaster.

WHAT ARE THE MONTHLY COSTS TO RUN THE HOME?

This seems obvious but so often this question gets forgotten altogether. Find out what the utility costs are as well the property taxes. Are there any HOA fees? Youll want to figure all this out and crunch the numbers and then youll have a good idea of the true cost of the home.

    HOW OLD IS THE ROOF?

The condition of the roof is huge and if youre serious about purchasing youll want to hire a qualified home inspector to check things out. Theyll be able to tell you how old the roof is, how many years it has left and what a new roof would cost. New roofs can cost in upwards of 30K so its super important to understand the condition as the cost of a replacement will impact your decision to buy or pass.

DOES THE HOME HAVE HISTORY YOU SHOULD KNOW ABOUT?

Has somebody famous lived there? Did a murder take place there? These are things you should definitely look into. The last thing you want is to be overrun by look-e-loos in your place of privacy.
